An update on the progress made with the club drying, strip out and refurbishment. Response will come to the club, to take another measurement of the moisture levels in order to determine how much more drying out is needed before they can issue the drying certificate.The surveyor, has received the asbestos testing results and asbestos has been found in three areas (entrance hall ceiling, Gents WC ceiling and one other ceiling). No asbestos was found in the partition wall or door of the boiler room. He has instructed a company to safely remove and dispose of these materials.The surveyor has sent the initial draft specification for the restoration work. Ian Marr has read this and sent his comments on the specification to the surveyor.The surveyor has confirmed that all of the comments had been incorporated into the specification and that he was sending this out on Friday (8th Jan), requesting tenders to be returned on Friday 22 January. The surveyor is choosing who he will request to tender. He will choose two companies that have previously worked for Modus surveying.The earliest date therefore that the surveyor could award the contract for the restoration work is Monday 25 January.Without going into too much detail the specification includes the following items: New front door, replacement floor in concert room, new ceiling in concert room, replacement bar and shelving, restoration or replacement of external cellar doors, repaired and reskimmed ceilings below flat roof, new central heating boiler. It also includes restoration of the building to the same condition e.g. new kitchen, re-tiling the toilets, re-tiling the baths, re plastering, redecorating. It does not include new carpets as this will be carried out in a separate contract under a different part of the insurance cover (contents).The sub group (Susan, Sue, Luke and Geoff Wallace) met to develop proposals for the interior design that will be used when the club is redecorated.The sub group are also investigating and preparing proposals for which other work we could carry out whilst we have this opportunity e.g. install bar shutters, relocate toilets, install retractable wall/doors between concert room and lounge. The general committee are meeting on Thursday 14 January to consider some of these potential options.The portacabin was delivered and positioned on Thursday. Hawthorn Estates' electrician will install an electrical supply to it, this will be installed on Monday (11th Jan) or Tuesday (12th Jan). The electrician will also relocate the grass pitch floodlight switch into a lockable enclosure outside the front door of the clubhouse during his visit. Steve Edgar will install a water supply and waste into the portacabin whilst he is replacing the flat roof.Serco Ltd (Dave Howorth) have kindly donated a fridge and a microwave oven for use in the portacabin.John Daniel is looking at moving one of the cookers from the old kitchen into the portacabin. Susan and John are also looking at whether we can put the small bottle cooler into the portacabin so that we can serve drinks after training, before matches and during matches. We want to get these facilities functioning ahead of next Saturdays senior match against Millom and the juniors match on Sunday against Aspatria. Steve Edgar has been working all week on replacing the flat roof. He has taken off all of the old wooden sheets and replaced them with new ones.We received the second written quotation for MUGA repairs from Sport Maintenance Services (Tim Gallagher). They have recommended similar works to the earlier quotation and their price is £12,500 plus VAT John Booth is seeking approval from the "Groundmatch" administrators for us to use the remaining part of their grant as a contribution towards the cost of the flat roof replacement. We expect to know the outcome of our application for funding from the NDA "fighting fund" early next week.Ted Mitchell (RFU) has informed us that our application for funding is with the relevant people at Twickenham and we should know the outcome shortly.The application for funding to the Cumbria Community Foundation is almost complete and will be submitted this week.Response Ltd have now completed their moisture level measurements by taking four different types of measurements from all areas of the clubhouse. This included drilling holes in the bricks/blocks at different places along each wall, it also included measuring the water content of the concert room floor boards and joists. Response Ltd are now satisfied that the club has been dried out. They will be providing the insurance company's loss adjuster with the measurement survey and issuing a "Drying Certificate". The drying took 40 days and the results were well above the required levels. The club is now well above the natural level of humidity. Response Ltd have assured us that they have fully disinfected, sprayed biocide and dried the concert room floor boards and joists.
